I trained as an architect and worked in construction management before I ever wrote a listing agreement. That order matters. Most brokers learn a property from the outside, the comps, the cap rate, the photos. I learned it from the inside: how it was framed, what the zoning would actually allow, what a renovation really costs once the walls are open.

So when I walk a multifamily building in Little Havana or Riverside, I am not estimating, I am reading. The rights the last owner never used. The rents sitting under market. The scope that moves the number and the scope that just looks like it does. That is the architect’s eye, and I bring it to every property before I price it.

The construction side is real, too. Through Toryo Terra LLC I hold a Certified Building Construction license, which is why I keep a strict separation between the two roles. I provide no construction services to brokerage clients; where a construction interest could exist, it is disclosed and the roles are kept apart.

Brokerage is the bridge. Development is the destination. Each step, architecture, then construction, then brokerage, has pointed the same direction, toward building and owning multifamily in the territory I know better than anyone.
